I realize I must get advice from my CPA but he is out of town this week and just need some general advice as I'm on a time crunch.Moving into primary residence with a carriage house (CH will be used only as a rental- I will never live there).

You'd have to find a buyer who is okay with just owning the carriage, and obviuously you need to konw the terms of the rental agreement for the space, i.e. how much do they pay for the space?

Recently rehabbed larger home in a great location downtown with a separate carriage house apartment over the 3 car detached garage.

One of the markets we invest into in BC's interior currently (Kelowna BC) has less the 1% vacancy rate, the city is going to be opening up the rules for adding a carriage house (or lane-way house) thus giving us a great opportunity to add another rental unit onto an existing property.The banks however will be happy to lend once the project is done but leaves us with a short term cash challenge to get the approx 200k to get the project up and complete. 

It was a gorgeous property with a separate carriage house and the numbers worked.

I'm considering a 'rent to own' model for my current 1 bedroom carriage house.

The home has a detached garage in back and is zoned for a possible ADU/carriage house.

New electric, plumbing, full house sound system, CAT5 and cable lines throughout, original light fixtures and features, new open concept kitchen, master bath, finished carriage house, sports bar in the basement, etc. 

Never been there AH  you will no doubt love it or at least your wife will I bet... go by  7  New st.. the horse carriages go by there That's one of my new builds if the contractor is there his name Is Troy and tell him your a friend of mine and he will show you through..Also if you google  8 Woodal  go check that little street out I built all three of the new builds there .. and they are pretty cool but it gives you the idea of how things were 200 years ago with these tiny tiny streets and then you can appreciate how difficult these builds are with no room to move..  

But what does it mean for a home with a basement apartment or carriage house?
