There's current fire fighting and there's clean up.

Remodeling, painting, carpet, flooring, light or water fixtures - sure, I'm good with that.

.- Full time maintenance, reservations, cleaning staff- Additional marketing budgets and resources.This is a brief list but a good PM can make more revenue than you can and can offset their fee. 

They just moved out and the house needs some cleaning up.

doesn't make sense to treat the house then throw all the stuff away, and replacing the carpet and repainting the entire house2.

I would have recommended getting it cleaned out.

At that time I will get the house cleaned up and list it on the market and when it sells I've agreed to get reimbursed my costs for reinstatement plus any other costs plus a fee for my efforts.

So I just went with a clean design, laundry in the unit, HVAC, and new appliances sealed the deal IMO
