Will be using a GC for the new build, but after doing 6 flips in Cleveland and running into bottlenecks of how much the GC can handle, I'm wondering if just subbing out each trade would be quicker and cheaper than waiting on GC's who are overbooked and managing over a dozen projects at a time to finish out my own projects. 

Have you found a solution to that bottleneck?

Understand where the bottleneck in your renovation is and hammer it out.- It's cheaper to fly friends and family in who know what they are doing, pay for their food and flight, and get help then hire it out.

THAT is the #1 bottle neck when it comes to REI!

@Kenny Simpson The latter, I believe the main bottleneck for scaling a portfolio using Conventional products stem from accruing recurring mortgage debt payments. 

I agree I have no issues getting investors interested or in the door as leads, truthfully its finding deals that fit their parameters that is the bottleneck, but I'm thinking the principles and fundamentals from BOLD if applied to property leads or deal flow certainly wont hurt my business.
