when there's broad changes in interest rate (not just because of central bank rate changes, but also currency depreciation, overnight changes of currency rate, tightening standard of lending, or due to inflation), the first hit is always in banking sector and real estate commercial space, this happened in latin america in 1980 and asia too in late 90 ; in reality, commercial space could only develop during the first wave or major economic expansion (like in China during 2000).

The most successful D class or 100% section 8 project I ever ran into was in Hattisburg MS. the original owner built about 20 little stand alone units  on the property and each was built with cinder block so very minimal sheetrock inside.. concrete floors throughout with drains in the middle ( kind of like you see bathrooms in Asia and other parts of the world .

I checked Hillsboro OR is basically already established site of Intel r&d….But if I am the land speculator I would follow whee tsmc is lol this chip act is about moving production from China to US.This trade war is extremely serious to tech company bottom line , in Asia some of tech products are moved to Chinese product following CCP instruction , while in Europe and canada and obviously here Chinese product is forever banned lol lol lol

but that's how far out I am trying to lookI remain bullish on the US as a whole true, thing is we can't predict more than 2-3 years from now. so we can't sa what happen in 30 years, if their economy is continue rising and they accept more immigration home price keep going up.in 2020 we thought the covid would bring everything down, but covid actually bring everything up lolalso asia is extremely different than US, overthere, everyone is more cautious about money so they would chase real estate like crazy, especially in very limited constrained land like in seoul or busan (jeju maybe different lol).i am actually three times more bullish for south korea home price than detroit+indianapolis+denver real estate combined because south korea has the real economic productivity, unlike the old USA that only can print money to survive lol
