I understand your home market may not be attainable and there may be a need to purchase in  secondary market that have lower cost barriers of entry but don't focus solely on cost of entry.

I am sure many would  consider other investment strategies besides  continually recycling their capital collecting  homes that are propped up with appraised values that are not attainable if the properties were marketed for sale.

I do have my buying range in mind and I agree with you 100% getting pre qualified would help out a lot determining if that is actually realistic as well as gives me opportunity to start analyzing more deals that are attainable for me.

I’m not suggesting you can’t successfully complete the BRRRR method but if you are selecting your markets based on where that strategy is most attainable you’re going to make regretful investment decisions because most who chime in will promote markets where you will be able to obtain a favorable cash out refinance while ignoring everything else that supports whether the market has a good underlying investment thesis or has a a more attainable alignment of sale values and appraisal values.
