As a general rule of thumb, you should treat them honestly, fairly, and equally.I don't buy my tenants cards or celebrate their anniversary or put flowers on the counter for their move-in day.

I would suggest setting a calendar reminder closer to your anniversary and in the meantime get into the site more and use the tools.

PA law limits security deposits to 2 months for the first year and 1 month thereafter.The workarounds are to request 2 months of security plus the first month's rent at lease signing, then refund the 2nd month of security at the 1 year lease anniversary.
