I've decided that finding "deals" in Arizona is unnecessary as there are other markets that one need not search high and low to find something that can produce a decent cash-on-cash return.

Because of the additional income I am producing through the consulting business, I am afforded the opportunity to invest money in real estate.  

Some syndicators have so many fees (acquisition, construction management, asset management, capital event, disposition) the syndicator is going to get rich even if the deal produces zero return for its investors.

I love their youtube channel as well that produces 2 or 3 videos a week. 

Does anyone have any advice on a better strategy to earn interest with the cash flow being produced?

So $4 million invested would produce $40,000 monthly cash flow.But there are many variables along the way.

How could I best secure financing for the renos to get each unit up and income producing?
