Because it's for a beach house, I would prefer to stick with non-upholstered kind. 

Or, putting upholstered furniture outdoors and suddenly the place looks like a dump.We have complaints from the city on mowing and trash piling up for one (which ended the debate with hubby on when to intervene, lol) and neighbor complaints for the other.

After the car now she wants to get her furniture re-upholstered and that will cost 10k too.

Also, I've seen people push their upholstered furniture right up against electric baseboard heaters and then crank them up to 90 degrees because the lack of air flow makes it take forever to heat up the area.  

I was an antique dealer from 2012-2016 and about half way through many of my colleagues and I stopped reselling upholstered furniture and also stopped picking up furniture from unknown sources.

Ruined all my upholstered furniture and one rug.

You need to keep track of the condition of upholstered items etc. as well, at move in/out.

If using Febreeze, spray the curtains and upholstered furniture as well.
