I would stay away from vinyl due to the extreme uv levels. 

One thing I used to do was put a little 99 cent flashlight on each bed. 

Down here I’ve seen inspectors use air compressors to detect leaks and just bring a flashlight for everything else.

I used to leave a combination of small flashlights, Cadbury Bars, single serving bottles of wine, nail clippers or a multitool on every bed. 

Make sure the agent brings a good LED flashlight, too, you'll probably need it to look in darker spaces.

If you know the source and have a solution to fix it  get some 24 inch waders and a powerful flashlight and walk through the basement see if there are any obvious foundation issues.8 inches of water in basement will typically destroy your furnace and your hot water heater and most things sitting in the floor, but if you budget for those you should be good.

Everytime I go into a vacant property I bring a knife with me and also a big Mag flashlight.
