In non-community property states a husband/wife LLC is supposed to be treated as a partnership  And transferring from a revocable trust (reported on your 1031) to a partnership LLC (that files it's own tax return) is changing the tax payer.

It has cost many people including myself a lot of unnecessary money and still is because you deal with the tax portion of opening unnecessary LLCs recommended by supposed professionals. 

Until then you are supposed to stay at the base rent levels that the units are registered at the time you purchase, and only increase by their guided annual inflation numbers.

Supposedly they have had a deal for me in Florida that has had title issues that has been holding it up from closing.

Suppose you buy a $700,000 three-flat in Avondale with a $5,000/month mortgage and rent out two units for $1,500 each.

Do not simply trust a turn key provider, a wholesaler or even a real estate agent that is supposed to be looking for your best interest.

I bought it because it was supposed to be easier to keep up with than traditional, but I've had to rebalance the ph myself several times.  

A true win-win I realize this is biggerpockets so we’re all supposed to act like real estate is the most amazing investment class on the planet.
