I would like to keep learning more and hear from others about their experience around the Kansas city area.

For example, you invest in 100 Main Street LLC.

County’s are sometimes backed up by almost a year and it will not reflect at the city.

We have zip codes that have lower and and higher end areas within the same zip so not a good marker to use.Going along with that a lot of the neighborhoods are very street by street or change pretty quickly by block, so you have to be aware of that.

I'm also considering the greater Salt Lake City area, as I have family there and am up there quite often. 

The wall street journal published a piece suggesting home prices are overprice and will likely fall. 

If you want to buy in University city, I recommend staying as close to the universities possible in order to attract the best tenants and have the best room for appreciation.

But it doesn't beat driving the streets and talking to neighbors.  

I would fist run the numbers to see if it is a good deal at the price and everything else, and then I would drive down the streets to see if you see any licensed contractor signs/trucks.

Any city that I'm looking to invest in I always start by looking at population growth.
