My job requires me to split my time between Center City and the west suburbs so I am looking at neighborhoods on the west side of town (Manayunk, Brewerytown, Point Breeze, Strawberry Mansion, Fairmount, Spring Garden, etc).One of the most interesting things about Philadelphia is how each neighborhood is unique and has different opportunities to offer - it's one of the things that intrigues me most about this market.

That being said there are plenty of other areas such as East/West Oak Lane, Olney, Ogontz, Germantown.In terms of areas to avoid, its pretty easy to point out what areas to avoid, Strawberry Mansion, Kensington, Nicetown.Feel free to reach out if you have any more questions.

If your property is in a neighborhood like Kingsessing or Strawberry Mansion, you want the cheapest durable flooring you can find.

1.)The areas I see that are having the most rapid growth in terms of a buy and hold are neighborhoods like Brewerytown, Strawberry mansion, Olney and Germantown.

This particular part of Brewerytown/Strawberry mansion is rapidly appreciating as the inventory due south is running scare.

I even saw Santa Maria Style BBQ seasoning up here the other day, and some strawberries from this small farm next to my house when I grew up, and San Luis Sourdough in every store!..

If you specifically want multifamily, I'd look into Strawberry Mansion, however, keep in mind, it is not gentrifying like Brewerytown.  

It seems like Brewerytown, Germantown, Olde Richmond, Strawberry Mansion and similar could be good fits.Price Point - around 120k, there's some flexibility here.Rehab - Cosmetic changes and light rehab is ok.
