I will paint all, replace rugs (rugs are only in BR), replace any shutoffs that show any signs of wear, at least one shower cartridge needs change, change all blinds.  

One of my current tenants is using a rug I had in the house for staging; he's SUPER clean & it'll be well taken care of . . .

Stools also might add but decided against because I didn't want it to feel cluttered Garage - I almost added a massive floor rug but was advised to not, as it was just going to get destroyed within months and I didn't want to repeat the cycle of continuously buying rugs. 

In this case this owner, admittedly, pulled the rug out from them.

I have it at around $5K for a quality living and dining setup (sectional, accent chairs, coffee table, tv, rug, dining set for 6).

The crazily rapid rise in interest rates pulled the rug out from under a lot of investments.

Placed functional antiques in every room, an antique persian rug, a few animal skins.

Tenants really liked the hardwood floors and put down their own area rugs.

I was pretty happy with it, some tenants like it as it is, some will put a big area rug down for a more plush feel in front of the TV. 

As far as imperfections on the flooring , by the time furniture , and rugs are in it wont be noticable .
