I'm originally from the area and have been starting to look at some properties there as I am living in New Jersey.

Our team along with clients all are heavily investing in the area, and it is a strong place to start. close proximity to New York and New Jersey, paired with extremely affordable property/taxes and high rental demand make it on most people's radar.

While I acknowledge that Long Island may not currently be the most optimal location for the BRRRR strategy, I am eagerly exploring opportunities in the tri-state area, including New Jersey, Pennsylvania (with particular interest in the Poconos), Connecticut, and beyond.

New Jersey is not a horrible state for investing it is more so certain towns and cities that give NJ a very bad name. 

I leave in the Greater New York Metropolitan area, precisely in Jersey City.

In North Jersey, buying is difficult from my beginner perspective with high prices, property tax, etc.Barrier to entry feels high in my area.
