you have to learn land entitlement. we identified a site today for hotel development that was an 18000 sq ft lot.

Malibu allows it but requires a 15% "hotel tax" on the gross revenue.I would recommend looking out of state or underwrite the property as a long term rental in the event laws change.

The picture makes me think of a "mini" hotel or some type of destination/STR property. 

I call them Micro hotels/co-op living—12-bedroom duplexes with 12 baths and two standard common living room kitchen spaces. 

This is more of a reach goal for me since I am still in my "collect 4 green houses before trading up to a red hotel" stage, but I thought I would ask the hive mind anyways.

In Franklinton there are plenty of large projects going on that will bring massive growth to the west side of Columbus, such as the Peninsula Development, which is a multiphase project that will erect a 24 story apartment complex featuring a grocery store, a multi use office space building, and a new hotel featuring a two-story venue. 

And the guests are able to stay in a better property than a typical hotel room can provide. 

Over New Year's, my family stayed at the Hotel Del Coronado for 5 days, for around $600 per night.
