@Ryan Rubel There are certainly quite a few restrictions in those two areas, in Carlsbad you have to be within the coastal Zone...I have a multifamily in Carlsbad Village a block outside of the coastal zone so I'm unable to operate it as an STR unfortunately.

I have a building near Little Village in Chicago, its a neighborhood with large illegal immigrant population and demand has been as strong as ever for rentals. 

Every county, township, village etc... is going to have their own zoning rules and regs that you'll have to follow.
