However, four sessions of small talk with strangers is very awkward for me.

We advertised it as a "bonus room/ office" and I think that helped attract the right applicants (they were not expecting a 3 bedroom apartment and then arriving to find out it was only 2 beds with an awkward bonus room).  

But they are there and have huge views.People want to get rich quick, not sacrifice by living way below their means, working hard, and putting in the many hours of physical sweat to manage and maintain property, or the many hours of due diligence and hard awkward work of truly vetting operators as a “passive” LP.I stay consistent with my personal approach and what I talk about year in and year out.

I can also count on 1 hand the number of tiny home designs I've seen that don't look like repurposed tough sheds and/or have awkward dimensions.

If adding makes the layout awkward or bedrooms small I would not do it.

Personally the only thing I find awkward about it is that you have to "invite" people to fill out the application or pre-application by their email or phone, I'd rather have a link to apply that I could post on my listings rather than have people message me then I have to collect the email, then send them the application, but that's just a minor inconvenience for me.

I had a client get burned because of this and it made things awkward. 

Because the two are related, it's created an awkward situation.

It does put the buyers agent in some awkward positions though when they make an offer and then we counter removing or drastically reducing the commish.. the Buyers cant understand why their agent wont work for 5 to 10k.. compared to 15 to 20k on the what used to be normal 3% buyers side..
