I plan to consult a tax professional but before wasting anyone's time I would like to ask whether I can technically claim the property as a rental in 2024 even though our first contract started Jan. 1, 2025?

I have never had to file a claim though so I can't speak to that experience. 

Not only do they not repay funds, they claim we owe them additional funding for renovations that never actually happen. 

I don't believe anybody makes that claim about Detroit today. 

This can complicate claims payments for the named insured/tenant. 

They claim they do all of the marketing, connect with the leads, negotiate the deal, and close it.
