If you will be financing this purchase, I recommend starting with a prequalification as they will really help you focus on what markets will serve your budget best.

But perhaps you would be better served helping a local experienced investor find deals and ask them to show you exactly how they analyze deals, what's good vs bad, how do they finance (debt vs equity) etc etc and understand their business model that has a proven track record by providing value to them.

Is water available to serve the site? 

Why even concern yourself with the legality if it’s self serving and harmful to your family member?  

I have already reached out to several valet trash services that service multi-family residences in hopes they would also serve a single family home, so waiting to hear back about that.  

If you've had to serve a 3-day notice consistently, it's probably time to escalate things.

Minimum 30 days, so if you served them notice today, the tenancy would terminate at the end of March. 

Plan to serve travelling nurses didn't really work out after Covid and we pivoted to STR to keep the cash flow going. 

In other instances,  I've entered into longer contracts with sellers and offered them a premium that served as a win-win.
