And they did about 30 to 35 of these and most of them the delta was 200  to 300 month so that got it up to 5k to 6k a month ( not enough for the group to live on of course there was 3 of them) then the defaults started.. and now you had some living in the home not paying these kids ( I call them kids because they were my kids age ) now had to debt service .. and then another default.. so now they had to deal with default / foreclosures evictions and by the time 20% of  the portfolio was late or non pay which of course is going to happen with these type of end buyers.. they were sunk.. they never had the money up front to take on 3 to 4 mil in debt.

google All inclusive Deed of Trust state of CA.. that will give you a really good description and if you can find the actual deed of trust to read its a great wrap document .. in practice   you have a current 100K loan at 8%  you sell by owner and take a 125k note at 9%  the 125k wraps the 100k.. you continue to pay on the 100k the while the new owner is paying on the 125k  payment lets say on the 100k are 1k a month the new payment is 1.2k a month you make the 200.00 delta..

Because you have a $300 delta, you might only renew a $100 more than the current lease since you might feel anything more than that is too big of a jump and you want to keep the current residents.

My gut tells me to ask them if you can short sell it.If you have other assets, because its a HML expect them to come after you for the delta - so foreclosure you will have a greater deficiency judgment.
