Everyone always wants to know "How is the market?". My usual response is "it depends". But I ran some actual reports for clients this week and wanted to share. Within the SAME area we have 3 totally different markets....

Currently, I live in New York, but I am interested in exploring opportunities in Columbus, Ohio.

Data point: we have a long-term rental in a popular STR neighborhood listed through Zillow right now.Every person who writes asking to do some sort of arbitrage is blocked by the Zillow platform.I don't even have to say "no thank you anymore."  

House Hacking, STRs, Mid-Terms, and BRRRR are all solid strategies to explore.

When scouting for properties, explore areas on the west side as well as some parts of the east for potential opportunities.

That puts any of their data sets into serious question.

Focus on market research by exploring neighborhood rent trends and property values while considering your financing strategy (house hacking, BRRRR, or buy and hold).

Now that we are entering February, we will soon have the new data showing how we finished in January.
