To turn you down for the apartment after they already said you can move in  since you have a DUI from 5 years ago  they said it hasn't been 10 Years yet so therefore I couldn't move in but it was not a felony it was  my first DUI and I blew a .09  and then a lady on here  from New York New York yes I'm speaking to you if you read this  says that  it should be that way, because people like me will spend our money or rent money on alcohol wrong answer lady I haven't drank in over five and a half years almost 6 ever since I got that DUI quit my money I spend doesn't my bills and my children what would you know about that you shouldn't post things and be judgmental if you don't know a damn thing shame on you!

Unfortunately, most association boards do not fully understand the budgeting process and do not maintain sufficient funds for the long term.If you are looking for an entry level investment, I would suggest either a townhouse or single family home that might need some minor work that you could do yourself, or join with some friends to create a larger fund to acquire a more robust property.

The companies working on small infill projects in the area generally have more robust teams and systems in place and my wife and I just aren't able or perhaps willing to invest the same amount of time when we're also juggling architectural and consulting projects.

I guess it can happen but as real estate goes I think this is by far the hardest thing to put together sustain and be profitable at.. other than a side hustle make some money occasionally if you darn lucky type thing.. folks I know that do this successfully spend probably 100 to 200k Minimum a year in mailers ALONE  and they have teams that door knock that get paid and Very robust back end systems.. etc etc.. this is a capital intensive business to do right..
