First got an engineers report for the foundation saying it was fine, then hired a brick restoration company to repair the masonry so people wouldn't feel worried about the cracked brick.

The taxes are low because of an incentive for people to restore historical properties.

These are basic property rights that should be restored. 

You always ask how old things are so you can start planning, Older properties will have a higher capex number until things are restored.

Here is an example; let just say I found this apartment complex with 22 units with a value of $1,995,000 would you recommend to partner up with somebody so we can come up with either a 10% or 20% and then finance the rest? Or

I should wait for water to be restored before renting it out?? 

We got lucky but a lot of us, most of us lost power and can't find it how long it will take to restore power it seems so far using the elec. co. resources but I guess that means they're all too busy fixing things.

So my faith in humanity is somewhat restored.

If the building has a heritage designation, or you simply wish to preserve the elaborate external trim or dentil or internal mouldings, these things are time consuming and skill sets to restore them, uncommon.
