You could potentially have the whole thing buttoned up 2 or 3 months after closing if you work collaboratively with the seller. 

Are there any blocks or neighborhoods that landlords should prioritize or stay away from?

My perspective comes from being a Keller Williams agent where the company culture is very collaborative and client focused.  

She's is very intelligent, prioritizes her children and career path above all else and ended up in a difficult situation by having children earlier in life with perhaps not the best partner. 

But delay on your part encourages more delay, and thats human nature whether tenant or landlord.If she is being overwhelmed, she has no choice but to prioritize bills by importance.

Know what you’re working towards so that you understand which tasks need to be prioritized in order to get you closer to that goal.

Even if she has a big funeral bill, she may need to slow pay or no that bill and prioritize rent.

Maybe someone can clarify further, but I'm not sure if YieldStreet's offerings are available to other IRA custodians (to communicate/collaborate with YieldStreet on the asset purchase & later selling) unless you find good one, because it's a custom offering and not generic alternative assets.I do know YieldStreet itself offers its own IRA program for you to invest in their funds.

I'm sure that we could cut down on those hours if I prioritize planning my trips out vs other activities but it is what it is for me.
