Where do people invest nowadays?

Hi everyone! I've been investing in residential real estate since February 2021, starting shortly after I graduated college and moved out of California. I currently live in far North Austin, primarily investing here in Texas (North Austin, Killeen, Copperas Cove) and Saint Petersburg, Florida. Since then my team and I have built a portfolio of 5 properties consisting of duplexes and fourplexes. 

We are pivoting our strategy to commercial RE (small apartment buildings). Although I've had a great experience investing in my current markets, it's getting harder and harder to find good/cash flowing deals and I'm concerned about going the commercial route here. The numbers I've seen so far on small apartment buildings in these markets seem much lower than what I've been getting on my residential properties (I'm looking for more of a cash flowing, value add investment in a strong growing market but maybe a little less overvalued).

I'm open to investing anywhere in the US as long as it makes sense. I would love to hear what markets people choose for themselves and why. I would also love to connect with more professionals here and/or see if our goals align for potential collaboration!
