And it always rents for more than what my most optimistic estimate was before purchase. 

As optimistic as I am... with a Republican Congress I doubt they are going to provide the tools necessary for Puerto Rico to re-structure it's debt.

Wish I could join... its kinda far from Toronto though.. maybe the wholesaling will pick up in the next few weeks and I'll get myself a nice little Lear jet... optimistic thinking! 

With a cap rate around 7% (mentioned optimistically by other poster), the price range you're looking at is probably close to the top unless rents go up.

As an engineer, I am probably more optimistic than I should be about what can and can't be solved using software and algorithms.In my opinion, the hard part of what you are trying to do is to quantify the problem.

I've never had to evict anyone, hoping I can avoid it, but i'm not overly optimistic right now.

Kinda of a sad day but I'm going to stay optimistic about the situation.

I always evaluate deals as if I am going to use 100% financing on them.Sorry, I know I sound like Debbie Downer, I just think you really need to underwrite more conservatively instead of optimistically.  

I am not optimistic for the near future and believe the turn will be in the next couple of years.

Have not heard back as yet.I wouldn't be to optimistic about a financial planner/advisor knowing someone who will lend you money.
