Also, good call on the Charlotte beer scene -- I did some research and you are not wrong. 

I'm more of the behind-the-scenes person who enjoys doing the research, learning, analysis, and doesn't mind pushing the paperwork.

As many of you from the Quad Cities are aware, the meet-up scene around here has come and gone for the most part.

I am also new to the area and a self proclaimed semi-sorta novice to the flipping scene.  

And most of the land sold to custom home builders happens behind the scenes so I can't use those numbers because I don't have the total construction budget.

Are you saying you have it locked up behind the scenes or something? 

Petersburg might be an interesting place to look at- there are tons of local REI that are investing there, high rental demand, lots of interesting nightlife and cultural stuff, and I think more of a young scene.
