Of course, if you don't quit claim, you can be held responsible for unpaid property taxes, uninsured accidents and unpaid municipal fines.  

I expect to collect on that policy at some point though because I'm an awful driver and am in lots of accidents.

I ended up being a landlord by accident (wife couldn't live in 600 Sq ft apt) but if I had sold it when I moved since it was negative cash flow I would've lost 20% in appreciation.  

Accidents rarely happen twice - meaning if that really is your intent and something happened to change that well.. that's just how it is.  

I warn you the traffic on those two highways can be horrific from 5-6pm.

I agree on the appointment … I am a stickler myself on punctuality although I do find myself missing appointments because I am just learning to finally after 40 some years to actually figure out how to put them in my outlook calendar but I still miss them on accident.. and its no ones fault but mine.. and up until a few years ago I would NEVER book an appointment for more than a week in advance..

Move forward 40 years or thereabouts...started by accident.

The commute was likely horrific. 

Then painted with an oil based primer and then a latex paint.I found my contractor by accident.

. -- this property is estate condition and needs to be completely gutted... its horrific!
