The 11:1 Democrat:Republican hold on council is being attacked and truly this holds some great promise for some CHANGE in Toledo which is what this town has needed for going on 50 years.

The big question is what do you get interest rate wise for going with 15 years and how conservative are you.

Boards love to defer raising dues to cover increasing maintenance costs and often will first forgo contributing to the reserve fund to make it look like the current operating budget is doing fine even though they are not adequately saving to impending maintenance projects.

So, what you are asking for, goes against typical market forces and results - a higher than typical return (7-8%), in a higher demand/lower relative risk area (A-neighborhood).

People pay a premium for cashflow, so if you're willing to forgo it, you can essentially improve your investment.

Also, no doubt if they decide they are going to forgo my generous offer in the name of going to court, I will definately pursue judgement and collection.
