It seems like you are working very hard to help a tenant who is demonstrating bad faith.

A real estate operator with almost 10 years of experience and a ~$9 million portfolio of residential real estate has tasked me with raising capital to replicate the strategy which has demonstrated good returns.I would love to hear from the experts on BiggerPockets as to the best course of action.

My luck is based on being first and therefore demonstrating I will close asap no hiccups, having a great realtor (listing agent is not tech saavy and my realtor knew how to work with him), and just plain emotional appeal (I will be living in it, it will not be run by a bad name property management company with an owner that will never see the place). 

So you'd want to be very sure of your demonstrable intent.

@Jaylyn Heartso Just to verify....do you actually have your own cash and reliable financing lined up, and have you demonstrated this to your agent.

Be prepared to ask questions about his re experience and knowledge of the area..Ask questions about process and listen carefully to his answers to verify he can demonstrate his knowledge.Bottom line, whether both of you can work together to achieve your goals.If you google up, there are resources about hiring re agents and questions you need to ask..Also, request him to add you to MLS so you can get listing of properties filtered to your criteria..

Over "selling" a deal, a grey area, demonstrates your knowledge if you're calling a dog in a rougher area a great deal and over estimating the potential.
