I can't decide if I should repair or demo it. 

The consideration is also to just demo the house and try to locate an already build new house to relocate to this property.

I also had the same thought of at least starting the demo (roof & doors) to try & get him moving quicker, i just wasn't sure the "legality" aspect if God forbid something fell onto the car.

We all love to use the banks money..Here's where I'm at with making sure draws cover construction:- Add 10% or so to rehab budget- Front load Rough demo, MEP's and roof.

I may break up the scope of work in phases such as demo, rough work, finish work.

Demo the house because its not worth the repair (Roughly 15k). 

Easily double. 4 kitchens, baths, havac, electrical, plumbing, roof, demo.

my worries are this, i have to wait 45 days before i can even get started w demo. then anpther 4 months before its sold so idk if i want to run a 5-6 month project looking at maybe maybe a 45 spread after taxes and closing cost.also the house needs heavy remodel. roof ,foundation, hvac, landscaping everything. so im not worried about the ppl taking care of the home at this point because its trashed.
