Repair or demo deck GA

Hi All. 

I have a rental in GA with a detached deck that needs some work. I can't decide if I should repair or demo it. 

I got quotes from three contractors ranging from $1,000-$9000 for repair and $550-$1500 to remove.

Just want to know what you all would do. Thanks in advance!

If you're going to spend the money, consider a couple steps down and a concrete patio. Get rid of the maintenance costs and it's more functional compared to a deck where boards warp, things fall through cracks, chairs can't slide, etc.
