It's ALL the challenges of doing the deals, which is the hardest part (until you start doing the rehabs, which can kick your a** also).If you have a passion for this and you're willing to invest every spare penny and minute into it, then go for it.

If you keep the fuse box, it's probably a good idea to get some spare fuses ahead of time, and keep them at the property somewhere.You might also ask your insurance agent if they have any requirements about replacing fuses with breakers, or if they offer discounts for doing so.If there is some way to shut off the power ahead of this box (short of removing the meter), then I would guess that getting this one box replaced might cost a few hundred dollars.

These are the same people that will Nickel and dime after the fact.I'm not thinking of 1 percenters (those are also Outlaw Bikers, FWIW), as I don't think people with tens of thousands to spare on a week's vacation are going to be staying in my half a million home; I'm really thinking of some of the guests I've had that came for extended stays - 7-10 days or more - maybe from overseas, that possibly would have appreciated an initial grocery delivery or stocked water, coffee and tea after a 10-12 hour flight from Kuwait.

If you go that way you’ll pry have to buy one spare to heat tenants water while waiting on warranty claim, but maybe not.
