With the finishing touches coming to an end and list day very *fingers crossed* closely approaching us I would love to step back from this and get some concrete systems in place.I've embarked on two wholesale campaigns on my own and am loving it - the exposure to seeing houses, judging offers/repairs/ARVs, negotiations, and so much more has been an experience i cannot put a cost to. 

I think Mel Brooks summed up the human attitude well: "tragedy is when I cut my little finger, comedy is when you walk into an open sewer and die". 

Obsessively find every hole you can stick your finger into in the foundation and stuff it up with steel wool.

Then even after I rehab the property and place a tenant in it I would have to cross my fingers I'm able to find somewhere to cash out refinance after 6 months which at that point I'll have only had a tenant in the property producing rental income for a very short time since most of the time will be performing the rehab.

I understand it is easy to take risks while we are young but if you end up being in a lot of debt without a way to pay it you cant just snap your fingers and get out of it. 2.

It's easy to point the finger at the Town - believe me, I know - but on this one they got it right, and I'll support them on their handling of the Homestay .

And yes, as someone who was required to get his builders license, not because I work on homes, heck the only thing I work on with a hammer are my fingers, but because we was contracting so much work on homes I was legally required too.
