Most landlords don’t include the washer and dryer as a necessity as they do a refrigerator or stove so I would say sorry I am unable to replace it especially since she’s behind on her rent.

Like everyone else on this planet, we've had thefts on jobs and in at our own properties where thieves took the stoves, refrigerators, dishwashers, built-in microwave ovens, washers, air conditioner condensers and had walls ripped open for the copper pipes and copper wires.

If you are not using electric heat then you do not need 200A service (ours have natural gas for heat, stove and hot water).I recommend you get a licensed electrician to diagnose the problem.

Everything else, pulling wires, ungrading circuits, bathroms, kitchens, electric stove lines, water heater lines and so on I did, but I've done wiring for 30 years and I wire to code anyway.Just have it inspected before you add insulation and sheet rock, so the inspector can see the work and can yell at you and you can fix the problem pretty easily.
