We turned a closet into a bathroom, a study into a bedroom, added a brand new kitchen, refined flooring, opened top the space by cutting out a wall and adding an eating space, handmade radiator covers, restored historic stained glass windows and an epic fireplace! 

I might have to replace the carpet for second/third floor there were stains.

I put subway tile in my rentals, porch swings, central air, upgraded electric, stain the porches.

Also, things will get stained so you will need to replace the towels, etc. every 6 to 12 months.

Of course it chips and stains.

Stains are easily painted over once the roof is fixed.

If smoking does occur on the premises: 1) Tenant is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors, and removal of debris; 2) Tenant is in breach of this agreement; 3) Tenant, guests, and all others may be required to leave the premises; and 4) Tenant acknowledges that in order to remove odor caused by smoking, the landlord may need to replace carpet and drapes and paint the entire premises regardless of when these items were last cleaned, replaced, or repainted.

Oooops, sorry Mike, didn't mean to stain that tie ole buddy, but you're miss'n someth'n, need to check in your state for the minimum loan amount that can be secured by real estate, can't just be go'n out there filing liens for any little ole bit ya want to, not only would it not hold that bucket of spit, you'd have your'self an other false lien matter to go see the judge 'bout!.

For the attic I am looking a at the sheathing underneath if there is insulation I am looking and feeling for damp or water stains.
