Or they have to complete a "simultaneous" 1031 exchange (where the sale and purchase occur within 2-3 days of each other). 

If you plan to use a Self-Directed IRA in your scenario, and you wish the IRA to invest in the LLC, the LLC has to be a newly structured entity that you fund with IRA and personal funds simultaneously.

I think I'm going to follow through on renting it and excersizing the 1031 and 1021 simultaneously.

But if I shouldn't secure a contract and THEN shop it around, while simultaneously not shopping deals before they're under contract and gauging interest,  how is it possible to ever market/get a deal?

I am from Lead Generation Industry so yes they can be that costly but it has to be "exclusive" to you otherwise they are of no use if it's sold simultaneously to other buyers like you.
