if all your leases end at the same time it means probably you will be repainting and fixing all houses at the same time, plus all your sources of income can stop at the same timewhat it the reason to align all of them at the same time?

If smoking does occur on the Premisesor common areas, (i) Tenant is responsible for all damage caused by the smoking including, but not limited to stains, burns, odors and removal ofdebris; (ii) Tenant is in breach of this Agreement; (iii) Tenant, guests, and all others may be required to leave the Premises; and (iv) Tenantacknowledges that in order to remove odor caused by smoking, Landlord may need to replace carpet and drapes and paint the entire premisesregardless of when these items were last cleaned, replaced, or repainted.

Here are a few items they highlighted - repaint concrete sidewalk which had been previously painted and now chipping and replace a cast iron plumbing stack, which is functioning PERFECTLY, only because it is STARTING to barnacle.

I would re-paint, do whatever you have to do to get rid of the smell, and absolutely charge their deposit, just make sure you document what you bought (send them copies of the receipts), and send them whatever the difference is, if any.

If it were me, I would proceed with some gradual increases, and maybe pair that with some niceties - i.e. address some maintenance the previous landlord was deferring, a fresh repaint of a room or two, etc.
