Also Germantown in the north east Philly had scene a lot of appreciation in these markets and is becoming a desirable place to live.

Downtown Detroit offers exactly that with the tech scene booming (check out StockX, Rocket Fiber, Bloomscape, Microsoft, Google/Waymo, Amazon, Quicken Loans, Ally, etc.) and big Autos (Ford, GM, etc.) putting their autonomous driving and EV teams in downtown Detroit to compete with Silicon Valley for top talent in this country.

In those comments, @Jay Hinrichs mentioned that a good start being completely new to the scene of RE was to begin learning the laws and such of RE.

Phoenixville is really seeing major development $$$s being funneled into the downtown scene right now.

My CPC for those same words is under 3 bucks most of the time.There is quite a bit that goes on behind the scenes and under the hood of a well built site.

I do understand that these neighborhoods are quite expensive and that it would be hard to get into something with little or money down, but that would be the ideal scene so to speak.
