If we approve, we will have one of our contractors carry out the work ... and bill the Tenant as appropriate.If your lease forbids the tenant from making repairs or modifications to the property, then you could likely make a case.

The problem with these bare bones leases is that they rarely have the provision you need to adequately protect yourself when certain things happen, such as needing to ask for attorneys fees for collections efforts, if your tenant claims that you made some oral modifications, etc.

Businesses must make reasonable modifications in policies, practices, or procedures to permit the use of a miniature horse by an individual with a disability if the miniature horse has been individually trained to do work or perform tasks for the benefit of the individual with a disability.

If the answer to question (1) or (2) is "no," then the FHAct and Section 504 do not require a modification to a provider's "no pets" policy, and the reasonable accommodation request may be denied........Housing providers may ask individuals who have disabilities that are not readily apparent or known to the provider to submit reliable documentation of a disability and their disability-related need for an assistance animal.

Any change in lease terms requested by a tenant because of COVID-19 deeds to be documented via a lease modification signed by Landlord and Tenant or else you risk ending up in a he said/she said situation if it ever goes to court..
