For example, the seller had over $30,000 in personal IRS Taxes, close to $5,000 in Overdue Property Taxes and had an infestation of poor tenants, which did not pay or even contribute to the property’s condition and to make matters worst they were family.

Start a discussion with these companies, and most everyone probably knows the 'Old Guy' that's looking to maybe scale back his hours at the end of his career.I've never had to hire a FT handyman myself, but I know I would be looking for that Old Guy with all of the experience.It's definitely a lengthy process requiring a lot of calls, but I think you will find you end up with quality leads, rather than the quality you likely got off of CL.

I know there are many situations where homeowners are ashamed to have realtors see the condition of their property or perhaps they are so far overdue on their taxes, they don't think they have a chance of listing with an agent.

A simple survey is much cheaper but when you subdivide, they need to rewrite the legal descriptions of the new lots and submit multiple sketches to the city so the cost goes up considerably.It's pretty clear my current lender doesn't want to lessen their security, as mine has a house that's on the subdividing line that has to be removed (it has no value), but they did provide me a lengthy form to fill out to consider it.

Short sales are a lengthy process so depending on how far along the original seller is in the process, it could be a long time for you as well.

Modifying the floor plan is easy conceptually, but that's a lengthy process with the city planner and the permit process.
