When you get pre-approved for financing and meet with a local real estate agent, you should get a pretty good breakdown of what these costs will be.Regarding title, you'll want to look out for any liens, judgements, code violations, open permits, etc. against the property.

This applies to every investment. for those starting out there is no way they are going to get around personal guarantee's unless its seller financing and seller is not too aware ( which is often) so maybe not a monetary risk but certainly a fico risk and risk of a judgement against them personally..
