Compared their assessed value to the selling price. hat I found was all sold for more than the assessed value by anywhere from 8% for one that sold for 240 to 58% for one that sold for 245.

I take my hat off to @Will Barnard rehabbing Augoura Hills high end house, need to know your market and rehabbing and control costs.If you live in a cheap market like Pittsburgh PA or Cleveland OH, you can do more creative seller financing, like lease option assignments and sub2 and land contracts for aquisitions, avoiding banks completely.
