Hey Chip, in theory I would like to refinance out of the FHA to obtain a new FHA loan on the second property but that is which I am unclear on as well as the nuances insofar as changing over current property from owner/occupy to straight rental or which options are available in this realm.

@Alex Nameishi Conventional loans will require simple deferred maintenance to be cured prior to closing (chipped paint, wood rot, broken windows, etc).

But I'd also add that you can benefit more from a MF if you pick the right location than an SF--more chips on the slot if you will--and the paydown starts to get significant, too.
