You greatly increase audit risk and if you make between under 100k with a cap at 150k you already get to write off $25k of losses anyways. 

I have not heard of 2% being a cap for "investment properties", that seems strange to me but I dont' claim to have seen it all. 

Douglas County has also instituted a cap on rental permits and the hit that number as soon as they lifted the moratorium and filled the last 50 or so permits.  

It seems everything out there has a cap rate of 3 - 4%.

I am a-ok with the fair % but it get's too crazy and yeah, I would say let's put a cap on this.

I bought a property with Roofstock last year and I had a Cap ex related to the roof that was not part of the inspection report.

There is a cap on the number of permits allowed per area in each class.

Now if I wanted to move my driveway and add another story on to my house, I'm sure they'd get involved.You'll need to check the HOA bylaws and amendments to see if they have a cap on rentals or prohibit Airbnb.
