You'll find it hard pressed to find properties near/around downtown Pensacola that fit the 1% rule-of-thumb as prescribed on BBP; the downtown sector and nearby neighborhoods are expanding rapidly, and values with it.

As lots of companies shift their HQs to the more affordable Midwest, Columbus will only grow.Are there any other sectors than multifamily you think will see strong growth?

Hello, I have an established career in the tech industry, and I'm looking to start a second career in the real estate sector.

Madisonville has recently received funding/support from multiple sectors including city funding for rehabbing the bank building at Whetsel & Madison, Medpace adding the campus & new jobs, and a push for small business in the area.  2.  

Charleston's historical charm and strong tourism sector make it attractive for rental investments.

Huge growth to come from recent additions to the tech sector (google, intel, amazon, honda, and many start ups).

Definitely noticing that properties in the luxury sector and in the average/median rental range stay on market longer and noticing more incentives offered which seems to be along the lines of a typical winter rental market...of course no one has a crystal ball to look further out, we can only base of of historical data at this point

I am based in the UK and have worked in the property sector for a number of years including both as a realtor but also in the legal side (conveyancing).

Lesser known, but laser focused on the HOA sector.
