Wasn't about to lose a months rent because of my perfectionism, wanting to the paint to look perfect, when most renters care more about getting in than a small discoloration.My rentals are pretty nice; they notice all the cleanliness, nice shiny hardwood floors, clean newer appliances, orderless, no damage etc, so the paint spot no big deal in this case.Hope that help you out some Josef and saves you some time and money :-)Cheers,- Joe

Is it worth the investment to go granite, hardwoods etc. in a C area?

Can't tile over hardwood.

The day after that is flooring installation (several days if we're doing site-finished hardwoods), and then the last day is punch-list.

At the moment, I am only working on updating plumbing and electrical, as well as removing the carpet and refinishing the hardwood floors in the rental side.

Most have central heat and air, tile counters and baths as opposed to granite. laminate or original hardwoods. 

After an inspection, we found the place to be roach invested, and they were not only smoking in the place, but they were putting their cigarettes out on the nice hardwood floors.

And some tenants are very messy and they give a negative impression of the property.So for SFHs I like the property empty, cleaned, painted, maybe some new floor coverings, refinished hardwoods, maybe new countertops(granite) and in general dressing the place up to look as best as it can.

In CA we were doing a lot of tile and quartz, where most submarkets in DFW are still hardwood floors and less contemporary.  

The dogs pee'd all over the carpet and hardwoods.
