As far as I’m aware pretty much anywhere in the metro area the adu is for owner occupants only, and tbh if you are only going to live there for a year it doesn’t really make sense cost wise to build one, you can in most of our jurisdictions convert the basement to an adu, though the only difference between that and renting the basement without the adu permit is you can add a stove.

You're just as good putting it under your mattress.Now with that said, if I somehow did not want to grow my wealth fastest and have most of my money working for me at all times, I would pay off the property with the highest rate / lowest balance first and cycle through them in that manner until they are all paid off and my mattress is fat with dead cash called equity.

I need to cover all my expenses and also get some profit margin.That is why I am in a landlord business.With the inflation at 30% (go to a gas station or a local store to learn by how much the power of your money decreased) I cannot raise by $100.I will be in a big fat negative.
