But you can't count on another lender to look out for your interests, and certainly with 0 skin in the game, borrowers behave very differently than if they had tens of thousands at risk.If this is such a great deal, why isn't the original HML in first position lending the whole thing?

BTW - that list was the complete wrong target (most everyone on it had almost no equity).Seems like people either don't check their mailbox very often (group mailboxes in the newer neighborhoods), save the postcard and forget to call right away or they're waiting for some condition to be met before they call...The lists I've been mailing to since then still behave the same way, but the calls volume increases with each repeat mailing.

They are just mimicking their surroundings and life lessons and could just be having a really f'ed up day.The easiest way to communicate, yes communicate, with this personality type is to mimic them by using a tonality a couple decibels higher.
