All the emailing back and forth was exhausting and almost 100% of the applicants expected to apply before seeing the home which I'm absolutely against.  

He tells me that one county over it can get crazy in court.For instance, one particular magistrate makes him spend tweny minutes proving his case, grills him pretty intensively, and requires that he produce every piece of paper that might be remotely relevant.Worse yet, even if the defendant does NOT show up, the magistrate still makes the LL exhaustively prove his case and jump through the same hoops.Maybe I'm spoiled because locally I've never faced that kind of nonsense.But here's my question: is that type of goofiness the norm or the exception to the rule?

ok here's my problem first off if everyone does not know i am a complete noob in real estate investing. i only became interested in REI the begining of this yr. i am full time+ network admin from jacksonville fl. and joined a local REIC late Jan.since then i've been exhausting all resources creating a buyers list and contacting sellers for good deals. i just recently came across a deal where an out of town invester was selling a property here in jacksonville for 45K.

I do not think Coastal CA home prices could withstand a 5% interest rate very well, rates will have to stay below say 4.25% for a long time or there could be problems (unless of course incomes start spiking upwards).  

Not because I don't care, but just because I've noticed when I do this, it becomes a bit dramatic, exhausting, annoying and time consuming.

Is there an exhaust fan in that bathroom?

I have done quite a bit of marketing for the property but feel like I am at a point of exhausting my resources.  

The owner is the only person with standing to handle any of thisYou are also not going to be able to assign the contract to a first time buyer unless it is a cash buyer which we all know if very rareI would the owner give the tenants notice to vacate at the end of the lease and ramp up my marketing at that point

Ditto for the issues with automobile exhaust fumes entering the house, when the garage is detached.
